1999 avalon xls remote programming

I'm having trouble with my remote working . It will lock the car but will not unlock and the trunk release will not work. So I tried reprogramming and it starts working again but only for a couple of minutes and then it goes back to locking the car again but not unlocking and the trunk release quits working. Anyone have any suggestions on what the problem may be?
